A.     CALL TO ORDER - Persons wishing to speak on an agenda item are asked to complete an information card and present it to the secretary.  The Planning Commission meeting is recorded to assist in the preparation of the minutes, and you are, therefore, asked to give your name and address prior to offering testimony.  All testimony is to be given from the podium.

CONTINUED ITEM

 

  1. TENTATIVE TRACT MAP NO. 19096 AND PRECISE PLAN OF DESIGN NO. 08-03 – (PUBLIC HEARING; LIMITED TO 10 MINUTES) – A request to subdivide a 0.71-acre site (approximately 31,000 square-feet) for the construction of a 10-unit condominium complex. The proposed site plan includes the construction of four 1,140 square-foot units; two 1,630 square-foot units; one 1,286 square-foot unit; one 1,266 square-foot unit; and two 856 square-foot units for total lot coverage of 6,358 square-feet or 20.5 percent. The proposal also includes the construction of an on-site recreation area on 8,034 square-feet, and the total private rear yards to be approximately 1,487 square-feet in size. The project site contains an existing, 1,545 square-foot, single-family residence that is proposed for demolition as part of this project. The project site is located at 25441 Cole Street, east of Benton Street in a Multiple-Family Residence (R-3) Zone. REPORT

NEW ITEMS

 

  1. STEWART STREET UNDERPASS PROJECT – (PUBLIC HEARING; LIMITED TO 30 MINUTES) – This is a review of the environmental assessment for the project proposed by the City of Loma Linda to construct a four (4) lane below-grade underpass for the Stewart Street section between Campus and Anderson Streets with associated utility improvements and an extension/continuation of the Loma Linda University (LLU) Centennial Pathway, a pedestrian linkage of campus facilities at midblock of Stewart Street. This construction is anticipated to be completed in approximately 12 months. For the duration of construction, the section of Stewart Street, between Anderson and Campus Streets, will be closed and the traffic will be re-routed to the previous alignment of University Avenue. REPORT

 

STAFF RECOMMENDATION:

 

a.   Recommend Adoption of the Mitigated Negative Declaration to City Council

 

  1. CONDITIONAL USE PERMIT NO. 08-03 – (PUBLIC HEARING; LIMITED TO 30 MINUTES) – A request to add an additional 9,000 square feet of offices, storage rooms and a television studio to an existing 3,700 square foot television studio on an approximate 25,000 square foot lot. The project is located at 11327 Main Street, within the Commercial Designation of the General Plan in a Commercial Zone. REPORT
